Adani Airports Proposes Airport City Development in Five States.

An ambitious plan to create integrated airport cities throughout its airport network has been unveiled by Adani Airport City Limited (AACL), a fully owned subsidiary of Adani Airport Holdings Limited (AAHL). This plan aims to integrate hospitality, retail, entertainment, convention, and commercial infrastructure into seamlessly connected, walkable urban districts.

The first phase of the project represents an investment of around INR 20,000 crore. Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur, and Guwahati will all see the development of almost 22 million square feet.

The project covers more than 655 acres of land spread among six airports in five states, with nearly 440 acres located in Mumbai and Navi Mumbai alone. Due to the Mumbai Metropolitan Region’s (MMR) status as India’s top commercial, financial, and aviation gateway, about 70% of the projected investment will be centred in Mumbai and Navi Mumbai.

Travellers, businesses, and local communities can access hotels, offices, retail, dining, entertainment, and convention facilities in settings that are seamlessly integrated with airport, metro, and city transportation infrastructure in these integrated, walkable urban districts.

Jeet Adani, Director of AAHL stated, “The most successful airport districts around the world have become centers of commerce, tourism, and urban growth. Airports in India have a chance to generate value that goes well beyond aviation as the country’s aviation industry grows. We are building a network of integrated urban destinations where airports act as catalysts for employment, investment, improved traveller experiences, and the long-term development of the communities they serve.”

The initiative, which is bringing an airport-led development model to India’s quickly growing aviation market, is reportedly influenced by internationally successful airport districts like Singapore’s Changi, Dubai International, Amsterdam’s Schiphol, and Seoul’s Incheon.

Adani continued, “These developments are being designed with leading global design and engineering partners and informed by emerging trends in hospitality, retail, workplaces, and entertainment. Our goal is to build thriving neighbourhoods that combine experience and connectivity, creating jobs, economic activity, and long-term value for the surrounding communities.”

The areas are being developed as organic extensions of the airport environment rather than as independent developments. The initiatives seek to create lively, walkable destinations that enhance the economic vibrancy of the nearby cities by combining hotels, offices, retail, entertainment, and convention facilities into a unified master-planned setting.

AAHL and IHG Hotels & Resorts have inked hotel management contracts for five upscale hotels as part of the endeavour, including the launch of the Kimpton brand in India. Additionally, the organization is working with top local and international partners in the retail, entertainment, food and beverage, and hospitality industries.

The U.S. Green Building Council (USGBC) has granted Leadership in Energy and Environmental Design (LEED) Gold pre-certification to all Airport City developments, demonstrating an emphasis on resource efficiency, sustainable design, walkability, and excellent public areas.

AACL honoured its partners in master planning and architecture, such as Kohn Pedersen Fox (KPF), Benoy, and Znera Space; construction, design, and build, such as Larsen & Toubro (L&T), Tata Projects Ltd, and PSP Projects Ltd; and consulting and project management, such as CBRE, JLL, and Cushman & Wakefield, at the launch event.
