Lemon Tree Hotels, Omaxe Partner for 4,000 Rooms.

Lemon Tree Hotels, through its wholly owned subsidiary Carnation Hotels Private Limited, has signed a Memorandum of Understanding (MoU) with real estate developer Omaxe Limited to operate 10 hospitality projects comprising approximately 4,000 hotel rooms across India. Announced on 16 October 2026, the partnership is part of Omaxe’s broader ₹6,200 crore hospitality expansion plan.
The proposed projects will be located across Lucknow, Vrindavan, Amausi, Ghaziabad, Greater Noida, Amritsar, Kaushambi and Faridabad. The properties will cater to accommodation demand across transit hubs, pilgrimage destinations and commercial centres, targeting business travellers, leisure guests and religious tourists.
According to the companies, the 10 projects involve an estimated investment of approximately ₹4,000 crore. Development and commissioning timelines are expected to range from nine months to five years, depending on the individual property.
Focus on Emerging Hospitality Markets
The agreement reflects the growing focus of India’s hospitality industry on Tier II and Tier III cities, where expanding commercial activity, infrastructure development and pilgrimage tourism are creating opportunities for hotel operators.
Neelendra Singh, Managing Director of Lemon Tree Hotels, said the arrangement would accelerate the company’s asset-light growth strategy, allowing it to expand its managed portfolio across diverse markets and property formats.
Omaxe Managing Director Mohit Goel highlighted the growing accommodation requirements of temple towns, commercial districts and transit hubs, noting that the partnership combines the developer’s real estate capabilities with Lemon Tree’s hotel operating expertise.
The projects form part of Omaxe’s plan to develop 19 hotels across five states. The company expects to fund development through a sale-led model, using sales proceeds rather than relying on loan funding.
For Lemon Tree Hotels, the agreement provides an opportunity to strengthen its presence beyond major metropolitan markets and tap into demand from business travel, leisure tourism and pilgrimage stays.
The MoU marks a further step in the expansion of India’s hospitality sector, as developers and hotel operators collaborate to build accommodation capacity in emerging destinations.
