EkoStay Unveils 40-Villa Boutique Cluster in the Nilgiris.

Eleven villas, including a variety of 2, 3, 4, and 5 BHK private luxury villas, are presently being built by the firm in the Nilgiris. Under the Pines, Dusk Villa, and Dawn Villa are among the recently opened and future properties.

With a targeted 40-villa boutique cluster project in the Nilgiris region for 2026, including Ooty, Coonoor, and Kotagiri, EkoStay, a vacation home brand with more than 150 villas nationwide, has announced a significant expansion of its South India footprint.

The expansion boosts the company’s position in India’s rapidly expanding alternative lodging and experiential travel market and is reportedly one of its most ambitious regional growth initiatives to date.

EkoStay currently has 11 villas in the near pipeline throughout the Nilgiris as part of the bigger cluster development, comprising a mix of private luxury villas with 2, 3, 4, and 5 bedrooms. Four of these villas are currently operating, and the remaining properties should be operational by the middle to end of June 2026.

Under the Pines, Dusk Villa, and Dawn Villa are among the recently opened and future properties. They are all built around the area’s picturesque scenery, foggy tea estates, pine-covered roads, and old-world hill station charm. Dawn Villa and Dusk Villa are situated as cosy boutique accommodations with views of Ooty’s tea farms and verdant surroundings, while Under the Pines offers an opulent 5BHK mountain getaway surrounded by towering pine woods and valley views. It’s interesting to note that Dawn and Dusk are next to one another and can serve as a combined stay experience for families and larger parties.

Additionally, the company disclosed that it has started using AI-assisted visualisation tools into the interior design and planning process.

Zishan Khan, Chief Acquisition Officer & Co-Founder of EkoStay stated, “For us, this expansion was never just about adding more villas to the portfolio. Our goal was to create a carefully chosen hospitality cluster that is firmly ingrained in the local character, is immersive, and is driven by design. We are actively searching for villas with significant architectural character, scenic value, and potential for long-term hospitality. We then work closely with homeowners to thoroughly remodel, improve, and standardise these homes’ operations while maintaining their original cosiness and character. Every aspect is being carefully considered, from interior design and guest flow planning to landscaping, operational logistics, and experience design in hilly areas. “

Founded in 2018 by Husain Khatumdi, Sohail Mirchandani, Varun Arora, and Zishan Khan, EkoStay now operates in several Indian leisure destinations and is still growing through carefully chosen villas, expertly run vacation homes, and immersive private stay options designed for contemporary travellers.
